MAKING THE RIGHT CHOICES, WITHOUT THE STRESS: INSIDE LANDART'S SELECTION PROCESS

How landart curates finishes, fixtures and materials to deliver a well-designed result

Choosing the finishes, fixtures, and materials for a renovation should feel exciting, but for most homeowners, it quickly becomes overwhelming. Will the colours work together? Is this too trendy? Will I regret this later? A single decision can feel like it carries the weight of the entire project.

At LandArt, we remove that pressure. Our designers don’t present you with hundreds of options. Instead, they curate a cohesive palette, guide you step by step, and help you make confident decisions that align with the vision for your home. In this edition of the LandArt Insider, we are pulling back the curtain on how the selections process works and why it is such an important part of delivering a space that feels well designed

Your Selections Schedule: A roadmap that eliminates overwhelm and prevents delays

Once the design concept and budgets are approved, our team builds a customized selections schedule. This timeline works backwards and prioritizes decisions based on when items must be ordered to keep construction moving without interruption.

Some selections, what we call keystone decisions, influence everything else. Flooring that runs throughout the home, for example, often informs the direction for paint colours, cabinetry finishes, trim profiles, and more.

By the time you reach this stage, our designers have already completed a detailed design.. Many selections have been thoughtfully chosen to form a cohesive whole, and the allowances in your budget reflect those choices. The schedule simply guides you through final confirmation in an organized, stress-free way.

Design Details:  Where the Magic Happens

The first decisions typically revolve around architectural and functional elements such as:

  • Cabinetry designs and shop drawings
  • Window and door packages
  • Electrical, lighting, plumbing, and HVAC layouts

Showroom visits often support this stage. You may see cabinetry samples, try different organizer layouts, review door mechanisms, or experience how a window system operates. These early decisions have a major influence on both the usability and aesthetic of your home, so we walk through each step carefully and explain how it all fits into the bigger picture.

Fixtures and Appliances: The Visible Elements That Work Hard Everyday

Fixtures include lighting, plumbing, hardware, drains, and shower or bath components. Appliances range from Fridges to Microwaves and Dryers

It can be helpful to see these items in person, and we will join you at the showroom when needed. Our team curates cohesive palettes that coordinate metals, finishes, styles, and proportions so every element feels intentional and consistent. This approach prevents decision fatigue and eliminates the risk of mismatched selections that can disrupt the overall design.

Finishes: Creating a Cohesive and Intentional Pallette

Finishes are where your home’s character comes together.  Room by room, we present samples for:

  • Flooring
  • Fireplace materials
  • Feature wall cladding
  • Trim and millwork profiles
  • Wall colours
  • Stone and tile selections

We explain our reasoning, discuss alternatives, and bring samples into your home when necessary. Seeing materials in the actual space, under your lighting conditions, can make a significant difference. This stage is often the most exciting part for clients because this is when the design comes to life.

Furniture: Making Your Space Comfortable

If you choose to work with us on furnishing your home, we follow the same curated approach used in the earlier phases. Custom furniture allows us to select fabrics, finishes, and cushion densities that fit you just right. We can arrange showroom visits for a proper “sit test” to ensure both comfort and quality. High-end furniture is an investment, and selecting the right pieces means you will be able to enjoy them for a long time

Plantings: Bring the Design Alive

A few weeks before planting begins, we review availability with the nursery and walk through the plant list with you. We consider:

  • Growth habits
  • Seasonal colour
  • Maintenance needs
  • Proportion and placement

For signature trees or specimen plants, we can visit the nursery together and hand-select the right piece. These final touches pull the entire landscape together in a meaningful and lasting way.

A Process Designed Around You

There are many decisions in a renovation, but our process and design guidance ensure everything is paced, simplified, and tailored to your working style. Some clients prefer quick decisions. Others appreciate more time to consider options. We adapt the schedule to suit your preferences while protecting the overall timeline.  The result is a renovation experience where you feel informed, supported, and confident.
